You’ve heard it a hundred times: wait for spring. List in spring. Buy in spring. As if the market only wakes up when the tulips do.
Spring is busy — and for good reason. More buyers are out, yards look their best, and well-priced homes can move quickly. In Maryland, that late-April through early-summer window often brings strong energy, especially for families trying to settle before the school year.
But “busy” is not the same as “only.”
For sellers
Spring can mean more showings and more competition among buyers. That doesn’t mean you should force a March list date if the house isn’t ready, your next home isn’t lined up, or life simply isn’t there yet. A rushed listing rarely outperforms a prepared one.
Fall is often Maryland’s quiet second act. Fewer listings can mean less competition for attention, and the buyers who are shopping then tend to be serious. Winter is slower — fewer browsers, longer days on market for some homes — but motivated buyers and sellers still close deals every month. Proximity to major job centers keeps year-round demand steadier here than in a lot of markets.
Strategy beats the calendar: price, condition, presentation, and a clear plan for what comes next.
For buyers
Spring gives you more to choose from — and usually more competition. Fall and winter can mean fewer bidding wars, more room to negotiate, and sellers who want a clean path to closing. Inventory may be thinner, so flexibility on location or features helps. If you find the right home in January, you don’t get bonus points for waiting until May.
Your rate, your budget, and your life timeline matter more than whether it’s sweater weather.

Not “Is it spring?” — “Are you ready, and does the numbers-and-lifestyle fit work for you right now?”
