Myth Busting Part 10: You Have to Renovate Before You Sell

Melanie Miller | Realtor®

Think you need a new kitchen before you list? Melanie Miller explains why most Maryland sellers don't need a big renovation, and where a little effort goes a long way.

"We can't sell yet. We'd have to redo the kitchen and the bathrooms first."

I hear this from sellers a lot, and I understand why. You walk through your home and see every dated countertop and every room you always meant to update. It's easy to assume buyers will see the same list and walk away.

Here's the truth: most homes don't need a big renovation to sell. In a lot of cases, a major project before listing costs more time, money, and stress than it gives back. Let's talk about what actually matters.

Why big renovations often aren't worth it before selling

A full kitchen or bathroom remodel takes time to plan, permit, and finish, and projects have a way of running over budget and over schedule. Meanwhile, you're living in a construction zone and paying for a home you're trying to leave. There's also no guarantee the price you get will cover what you spent. On top of that, many buyers would rather pick their own finishes than pay for someone else's taste.

What buyers really notice

Buyers want a home that feels cared for and move-in ready. That usually comes down to the basics:

  • Clean, bright rooms with as little clutter as possible
  • Fresh, neutral paint where walls are scuffed or bold
  • Small repairs taken care of, like leaky faucets, loose handles, and burned-out bulbs
  • Good curb appeal, with a tidy yard, a clean entry, and a welcoming front door
  • Systems that work, since big issues like the roof, HVAC, or water heater can come up during the buyer's home inspection

These are smaller, faster projects that help your home show well in listing photos and in person.

When an update might make sense

Every home is different. Sometimes one targeted update, like replacing worn carpet or updating a light fixture that dates a room, can help your home compete with similar listings nearby. The key is knowing what buyers in your area expect and what comparable homes in Bel Air, Fallston, or Towson look like at your price point. That's where a local agent comes in, before you spend a dollar.

Selling as-is is an option too

If you'd rather not take on any projects, you can sell your home as it is. Pricing it to reflect its condition is important, and the right plan depends on your timeline, your goals, and your market.

The bottom line

You don't have to renovate before you sell. Focus on clean, repaired, and well-presented, and talk with a local agent before taking on a big project, so your time and money go where they'll actually make a difference.
