Myth Busting Part 8: Pricing High Leaves Room to Negotiate
Melanie Miller | Realtor®
Pricing high "just to leave room" often backfires. Melanie Miller explains why overpricing can cost Maryland sellers time and money, and how to price your home right from day one.

"Let's list it high. We can always come down."
I hear this from sellers a lot, and I completely understand where it comes from. Your home is one of the biggest investments you'll ever make, and you want every dollar it's worth. But pricing high just to leave room to negotiate often works against you, not for you.
Here's why, and what to do instead when you're selling in Maryland.
Buyers shop by price range
Most buyers search online with a price range set, and they compare your home side by side with everything else in that range. If your home is priced above similar homes nearby, buyers see it next to homes that offer more for the money. And some of the buyers who would love your home may never see it at all, because it sits just above their search limit.
The first few weeks matter most
A new listing usually gets the most attention when it first hits the market. Agents send it to their buyers, it shows up in new-listing alerts, and serious buyers schedule showings quickly. If the price is off during that window, you can miss your most motivated audience.
Price reductions tell a story
When a home sits and then drops its price, buyers notice. They start wondering what's wrong with it, and they may feel they have more leverage to offer low. The longer a home sits, the harder it can be to get the price it might have earned at the start.
The appraisal still has to work
If your buyer is financing, their lender will usually require an appraisal. Even if a buyer agrees to a high price, the home still needs to appraise for the loan to go through as planned. If the appraisal comes in low, you may end up renegotiating anyway, just later in the process and with more stress.
What pricing it right looks like
Pricing your home well isn't about guessing low or guessing high. It's about looking at the real picture:
- Recent comparable sales in your neighborhood, not just what's listed
- Your home's condition, updates, and features compared to those sales
- What's active and under contract right now, because that's your competition
- Current conditions in your specific market, whether that's Bel Air, Towson, or Baltimore City
A well-priced home can attract more showings, stronger offers, and sometimes even multiple offers. That's the kind of negotiating room sellers are really hoping for.
The bottom line
Pricing high to leave room to negotiate sounds smart, but it can cost you time, attention, and sometimes money. The goal is to price your home where buyers see real value from day one.
